Are the prices negotiable?
Generally, no. Marcus prices parcels based on comparable sales and what the land is actually worth, not a padded number with room to haggle. If a parcel has been sitting for more than 90 days, he'll say so and you can have a real conversation. But there's no theater here.
What's included in the listing price?
The price is the price. No buyer's premium, no transaction fee, no 'administrative closing cost' added at the end. You'll have your own closing costs (title insurance, recording fees, your attorney if you use one), but nothing Pine Zone Land adds on top of the listed number.
Do you do owner financing on all parcels?
No. Owner financing is available on a rotating selection, and those listings are clearly marked. Typically it's 10-20% down, a fixed rate, and a 5-to-10-year term. Marcus holds the note himself. If a parcel isn't marked as owner-financed, it isn't.
