Marcus Holt grew up in northern Wisconsin and spent eight years as a licensed land surveyor for Sawyer County before founding Pine Zone Land in 2018. Before going independent, he worked on boundary disputes, subdivision plats, and easement mapping across several hundred parcels in the region. That work gave him a detailed, sometimes uncomfortable view of how land changes hands and what buyers often don't find out until after closing. He started Pine Zone Land specifically to fix that. Outside of work, Marcus spends most of his free time fishing the Chippewa River system and occasionally losing at cribbage to his father-in-law.

Common questions

Are the prices negotiable?

Generally, no. Marcus prices parcels based on comparable sales and what the land is actually worth, not a padded number with room to haggle. If a parcel has been sitting for more than 90 days, he'll say so and you can have a real conversation. But there's no theater here.

What's included in the listing price?

The price is the price. No buyer's premium, no transaction fee, no 'administrative closing cost' added at the end. You'll have your own closing costs (title insurance, recording fees, your attorney if you use one), but nothing Pine Zone Land adds on top of the listed number.

Do you do owner financing on all parcels?

No. Owner financing is available on a rotating selection, and those listings are clearly marked. Typically it's 10-20% down, a fixed rate, and a 5-to-10-year term. Marcus holds the note himself. If a parcel isn't marked as owner-financed, it isn't.
